Checked All Drains

The inspector will inspect everything that is connected to your plumbing system. This includes all of the sinks, showers/tubs, bathtubs, toilets, and floor drains.

Vlad says he checks to see if the drains are free-flowing and that they work properly. They will also test for leaks by looking for damp areas or discoloration on the ceilings below. Furthermore, all of the parts should be intact with no damage or visible corrosion.

The best-case scenario would be if the inspector checked every drain in the house while he was already there. This way you can avoid finding out that you have a clogged drain when it is too late. It would be better if the inspector reported everything the moment he or she noticed anything out of place.

Checked Water Heater and Tank

During this phase, Vlad says he and his team look for leaks in your basement, cracks at the seams, rusting around faucets, and water temperature issues. If you have an electric water heater, check whether there are any signs of corrosion around the heating element or on the socket. Any leakage will cost you money so it is better to look for these problems before they grow into something more serious.

Checked Installed Sump Pump

As anyone who has ever experienced a flooded basement knows, sump pumps play an important role in protecting your house from any unwanted water. A sump pump is like a miniature toilet that you only use to pump the water back outside.

“Every property in the GTA should have one, but not every property has a working sump pump,” Mister Plumber says.

If yours does not look like it has been working properly, or if it has never worked at all, then you should have it replaced as soon as possible.

Checked Water Supply Lines

Water supply lines, or simply waterlines, are the things that connect your fixtures to the main water valves under your sink. Inspectors will check these lines for leaks and corrosion because if they notice any sort of problems then you will have to replace them. Vlad reminds us that this can be a very costly exercise, especially if you do not think about it in time.

Checked Drinking Water

One of the most important things to check is your drinking water. Your inspector will want to make sure that no harmful chemicals have managed to find their way into it. In order to test this, he or she will use a special tool called a total recoverable chlorine meter or TRCM. If the reading comes back lower than 0.2 ppm (parts per million), then everything is fine. If it reads anything higher, then you should contact the municipality to see what you can do about it.

Testing for PEX Piping Corrosion

Most homes in the GTA use polyethylene cross-linked (PEX) piping instead of traditional copper pipes. The inspector will use a special testing fluid to check if your PEX pipes have been corroded from the inside, which is a sign of damage. If corrosion is detected, then it needs to be replaced as soon as possible.

Check The Appliances

Vlad says all plumbing inspectors will check for signs of damage and leaks in all the appliances that you have in your house, such as dishwasher toilets washing machine water heater garbage disposal stove shower/tub
